Phase 3 Slag Placement – Road 150H
Fritzi Nodine reported on the final phase of slag placement along Road 150H, extending from the bottom of the hill at 150E, around the north side, and connecting to Road 150. The estimated cost for this phase is $7,981.00. Factors contributing to the higher cost include:
Length – This section is approximately 800 feet, the longest to date.
Road Reshaping – Intensive work is required to correct a poorly angled curve near Road 150.
Material – Duraburm is required due to the incline, which is more expensive than the Durafinish used previously.
Fritzi will send a letter to residents affected by this section to outline their contribution and assess interest in proceeding.
Road and Alley Closures
Fritzi also provided an update on potential closures of unused roads:
Section of 150F (from Road 150 to 150H)
Union Street Alley (behind the Nodine/Snyder boathouse)
These areas are now wooded, and the city has recommended closing 150F. This action would not affect existing property or utility easements. Attorney Thompson Smith is representing the involved property owners.
Web and Social Media Updates
The board is considering creating a more user-friendly website and enhancing the Association’s presence on Facebook. This will be discussed further with board member Jon Nodine.
Sign Replacement
Steve Myers is researching cost-effective options for replacing missing entrance signs on Road 150. The original post holes remain and may be reused.
Legal Representation
The board is exploring alternatives to the current legal firm, Cress Law Firm in Angola, and will seek new estimates for legal services.
New Business
Unauthorized Pier Installation
Brandon Miller reported that Greg Mekus has installed a pier and boat in the north easement in violation of Association rules. Fritzi will send a letter requesting the removal of the pier until the matter can be addressed by legal counsel.
Hamilton Lake Association Update
An update was provided regarding discussions with the Hamilton Lake Association, specifically concerning the placement of buoys.
Other Business
There were no new residents to introduce this year.
With no further questions or business, the meeting was adjourned.
Respectfully submitted,
Fritzi Nodine
