Oakwood Park Association Annual Meeting
June 24, 2023
The Oakwood Park Association Annual Meeting was held on Saturday, June 24th, 2023 at 10 am in the backyard of the Nodine Home. The meeting was called to order by President Brandon Miller. Brandon then introduced the following officers: Vice-President, Phil Carper; Secretary, Fritzi Nodine; and Treasurer, Steve Myers. The minutes were read by the Secretary, Fritzi Nodine. Minutes approved as read.
Treasurer’s Report: Steve Myers reported that 92% of the membership paid dues in 2022. The Association Board voted to raise this year from $50.00 per member to 125.00 dollars per member. At this time 54% of membership has paid dues. Total in Treasury is currently 3679.33. Expenses have included snow removal, easement signs, Cress Law Group retainer, and gravel. Old Business:
Road Conditions: Current pot wholes in roads were recently filled. Discussion about possibly using slag on the roads to rill the current areas were discussed. Brandon pointed out areas where association members have utilized slag for membership to consider. Paving the roads continues to be discussed with little feasibility at this time due to current roads not being actual plotted roads. Phil and Brandon attempted to grade roads but did not have adequate equipment. We have not heard back about having that professionally done. Gravel was also placed by the town at the entrances from 150 into Oakwood Park but was not completed evenly between every entrance. Possible speed signs on roads through the association were discussed and will be addressed with the town.
Fall Picnic: Fritzi Nodine and Jeanine Walker reported that the Fall Picnic get together by the association was a success. Several families that have not been able to attend the annual meeting were present. The group voted to continue the tradition and Fritzi and Jeanine will again be in charge.
By-law availability: Copies of the By-laws were available to members who did not have them. The Association By-laws are now available on the Web page that Phil Carper has helped to set up. Our address is oakwoodpoa.gogladly.com. Brandon will also post the minutes on this webpage. There will also be a FB page in the future. There was also discussion about the importance of realtors having access to the by-laws when selling property in Oakwood Park.
New Business:
Due Increases: Brandon Miller discusses the decision by the Board to raise dues $75 per household from $50.00 to $125.00. The biggest expenses have to do with road maintenance. Steve pointed out that last year we only had to plow snow twice, but a bad winter could easily deplete the treasury. Also the condition of the roads, with washouts and potholes as made the application of gravel more important. The cost of gravel and application has gone up. The Board is unsure of whether the $125.00 will be adequate and will continue to evaluate conditions. Brandon will get an estimate on use of slag. Steve pointed out that postage was another costly supply and we are attempting to get email address for our members to send statements in that manner. The Board has also decided to place a lean on properties that are not paying their dues. The annual dues are due at the end of June at which time another notice will be send out reminding members about the property leans.

Easement Signs: Signs have been placed in each easement now reminding members that in accordance with the By-laws the easement is governed by the Oakwood Park Association for use of and by Oakwood Park residents. There is no public access. Absolutely no private piers allowed or overnight mooring of boats. Any personal belongings left in the easements will be removed by the owner’s expense. Brandon pointed out that these signs said the same thing as the By-laws. Ways that infractions will be handled were discussed.
Hamilton Lake Association Report: Brandon gave a report from the Hamilton Lake Association Meeting held on Saturday June 17th at 8 am. The HLA is pleased with weed and water quality currently in the lake. The buoys are in place around the lake. The law prohibits the operation of motor boats within 200 feet of any shoreline “except for the purpose of trolling or approaching or leaving a dock and allows no speed greater than 10 mph. Wake surfing at night was also discussed and promoted as long as a boat is traveling 10 mph or less. Fritzi Nodine briefly discussed her attendance at a meeting in Angola discussing run off into streams feeding our lake from cattle farms. A recent permit for such a farm with 2000 head of cattle was recently denied.
Introduction of new members were made including Pat Snyder (representing his mother, Colleen Snyder) Jon Nodine and Steve David. Total of 13 members in attendance.
